Check in / Check out
Check in is between 3.00pm and 6.00pm, We would appreciate it if you could let us know your estimated time of arrival, so we can be ready to meet you.
Check out is 10.00am unless you have previously arranged a late check out.
A late checkout will incur a charge unless prior agreed.
Deposit
We require a damage/good housekeeping refundable deposit payable upfront by bank transfer to secure your date.
This damage/good housekeeping refundable deposit is refunded after your stay.
Your booking is not confirmed unless the deposit has been paid.
Acceptance of our terms and conditions is automatically assumed so we therefore ask all potential guests to carefully read our terms and conditions.
Your booking fee is due 14 days prior to your stay.
Damage
If any damage is caused on site during your stay please inform us immediately so we can inspect.
We understand accidents can happen but often damage is made worse if left.
We reserve the right to charge guests for any damage caused.
Nuisance
Guests must be respectful to our other guests and neighbours at all times and noise be kept to a minimum after 10.00pm.
Hot tubs must be vacated no later than 10.00pm.
Guests causing excessive noise or nuisance may be liable for loss of damage deposit and / or be required to leave the site immediately.
Occupancy
Our carriages have a strict 2 person or 4 person occupancy unless agreed prior to booking.
At no time will other persons be allowed on site to visit guests unless agreed prior to booking.
Covid 19
If any covid or lockdown procedures are put in place by government and we are forced to close a full refund will be given.
Breakages / Missing Items
Any damages or breakages which may occur must be paid for.
It is the responsibility of guests to make sure all glassware, cutlery and linen etc is accounted for when leaving.
Guests are advised to check the accommodation for any damages or breakages upon arrival.
Cancellation Policy
Payments for bookings are non-refundable under any circumstances.
If it becomes necessary to cancel your booking please inform us immediately and we will, without prejudice to our right to full payment, take reasonable steps to re-let your booking.
If we re-let your booking, we will endeavour to refund your money.
Complaints
Any complaints must be made to us immediately.
No complaints will be entertained after the guests have departed.
Children
All children on site must be kept safe and accompanied by an adult whilst on site.
It is essential that all children be kept away from the pond area.
Smoking / Vaping
Smoking and vaping is strictly forbidden inside our carriages.
Smoking outdoors is permitted but please collect all cigarette butts and dispose of them appropriately.
Hot tub Safety Rules
Hot Tubs must be vacated no later than 10.00pm.
Shower with soap and water prior to entering hot tub. Enter and exit the hot tub carefully as decking areas could become slippery. Strictly no jumping or diving. Do not bring glass in or near to the hot tub. Do not use alcohol, drugs or medications whilst using the hot tub. Elderly persons and pregnant women should consult a Doctor prior to using the hot tub. Children must be supervised by an adult at all times. Do not enter if temperature is over 104 degrees F. Limit your use to 15 mins and cool off before re-entry. Anyone with heart disease, diabetes, high or low blood pressure or any serious illness should consult a Doctor before using the hot tub. Please replace the hot tub cover correctly after use. There is a guide to the removal of the cover in each Carriage. Failure to comply could result in broken retaining cover clips which will be deducted from your damage deposit. Please do not sit or lie down on the cover. Turn off all jets and lights prior to leaving the hot tub.
Please do not use soaps, oils or false/fake tan in the hot tub.
Towels are not provided, please bring your own for use with the hot tub and shower.
If it is necessary for you to be asked to vacate the hot tub after 10.00pm then you could be at risk of losing your deposit or asked to leave the site.
